We will then go through multiple designs for that property to narrow down the perfect project for him and his business.
This process is definitely the way to start and we gladly help our clients through all steps of the process.
Start with the End in Mind

The Same for Both Small and Large Projects
We always want to get the plan solidified, then start working toward it. It doesn’t matter if it’s a $2000 project or a $2 million project. We approach all projects with this mindset so our clients’ don’t later wish they had considered the overall picture.
Our Small Project Division
Tenant improvements are typically $200,000 to$350,000. Our Small Project Division handles projects from $1000-$200,000.
On projects over $20,000-$30,000, the paperwork increases, since it usually includes the bidding process and contracts. A small project may have a contract and a schedule, but very few submittals. The more money you spend, the more you want to get involved in the documentation side of the process. It moves from “get it done and send me an invoice” to submittals, procurements, schedules, and accountabilities.
When doing projects on a negotiated pricing basis, which is common, we have an ‘open books’ policy with each client regarding the client’s project. We want to make sure we provide ‘the perfect job for a perfect price’.
Large projects involve a project manager and superintendents, but on smaller projects, we have someone monitoring the project, but not necessarily dedicating all their time to it. A $350,000 tenant improvement for a doctor or medical provider in an outlying building is a sizable project, but certainly not the largest we have done. When a project is done inside a medical facility like a hospital, the costs can be significantly higher.
Never Been Done Before
There are some kinds of projects where nobody knows how to do it, because it’s never been done before or not been done in a certain type of building. Instead of passing the project by, our company draws on the combined experience of the construction field, plus cutting edge innovative thinking, to figure out the solution.
We are always excited to do the next greatest thing that has not been developed yet.
Dental Office Multiphase Construction
A large project might have 5-6 phases and each phase may have 3 sub-phases. Multiphase construction goes back to keeping the end in mind. It may be that you have enough money to pay for a project, but you only have that money because you are generating it (you need to keep working while the remodel is going on). To make this happen we might need to do night, off-hours or phased work.
We start with what you need your facility to look like when it’s done, then go backwards and separate it into bites, which might be:
- keeping some of your procedure rooms, exam rooms or recovery rooms open while we work on the others so you can maintain your work flow and profits as a company
- relocating your staff and patients as little as necessary
- having your staff work 2 extra hours a day during remodeling, so you can accommodate your entire patient load
Multiphase construction takes longer, but it allows your clinic or medical facility to stay open during construction.
There are multiple options, including setting them up in a temporary location. We work with you to determine the best plan.
Professional dental equipment is an ever-expanding field since manufacturers are constantly developing new technologies. We preplan for that, building in extra space for wiring and installing conduits for future pulls, as well as anticipating the need for additional water lines, vacuum lines and upgraded power requirements.
We realize equipment maintenance staff will frequently need access to equipment for the duration of the life of the building. We pre-plan with you for what they will need to provide maintenance, do upgrades, install new equipment, etc. A wider doorway now my save you a significant remodeling cost in the future.
Designing for the Future
We assume your office will continue to be the best, newest and most cutting edge facility, so we build to prepare for the future. When we design a building, we design it not only for the equipment you have, but for the equipment you are going to have, even though it does not even exist yet.
This informs the decisions we make about underground, soffetting, trenching, water, power, backing, and putting in additional pathways. We prepare for equipment and technology of the future that are not even in use today, because it is a lot less expensive to prepare for them now than to retrofit later. It also increases the value of your building should you decide to sell it.
Listening to the Equipment Providers
We diligently learn by communicating with the equipment providers, listening to:
- What they know is in the development stage for future manufacture
- Where they see their industry going
- What equipment will go digital next
- What wiring requirements will be for new equipment
- What the vacuum and ADA requirements are going to be
We ask questions like:
- Where do you think your company is going with equipment design?
- How are you going to be able to service the equipment after it is installed?
- Will the equipment be on the 2nd or 3rd floor, and if so, is it elevatorable?
- How are we going to get the equipment in (and out)
- What power do you need and do you need additional circuits?
Kurt McLaughlin recalls several experiences as a project manager prior to forming Portland Commercial Construction.
We have built operating rooms in sterile cores while maintaining other operating rooms open and active, by setting up and maintaining a very specific negative air. It’s not something that can be done with plastic walls, and it takes a daily dedication to maintain the environment.
We have made corridors from an operating room through a construction site to a remote recovery area, with a stairway up and over the construction area. One 3-month project using sterile corridors required only shutting down the O.R. wing for 2 days in order to remove the sterile core and flooring and finish up the construction.
On a separate project, he helped give added value to the client.
This $6 million project included about $2.5 million worth of maintenance work. After 18 months of construction we were within 2 weeks of the original end date and gave back several hundred thousand dollars because it was a negotiated project.
On another project, he remodeled an active Neonatal Intensive Care Unit (NICU) and kept it functioning throughout the construction process.
